As our inventory is constantly changing, you can speak to your consultant to discuss current availability and they will help you find the perfect match. For some, the most important factor is price, for others it will be more focused on aspect and/or size. From there, you will required to confirm the purchasing details and your chosen solicitor so that our Admin Team can prepare the Reservation Forms for you.

These will be sent through for you to complete, sign and return (via e-sign, so no printing and scanning required) along with copies of your Photo ID as well as Proof of Address during the last 3 months. These are required as part of our required Anti-Money Laundering checks. Once these checks have been passed, we will request a reservation fee.

Birchmore do not accept any client payment – all funds are paid directly to developers or their representatives, details of which are included in the reservation forms. Once confirmed, your chosen property will be officially withdrawn from the market and held for you.

Your solicitor will contact you to confirm that you would like them to act on your behalf for the transaction. They will detail any fees required, as well as their official terms of instruction. In addition to any legal work regarding conveyancing and contract preparation, they will carry out their due diligence on you as the purchaser, including AML and source of fund checks. At this stage, once the seller (developer) and purchaser have both signed the terms of sale contracts, the purchase and sale are now legally binding. You will be given a handover date if finished, however if the project is off-plan, an approximate completion date will be given and the developer will keep you fully informed throughout the build. Around one month before completion, you will be contacted to get ready for handover, and 2 weeks before the date, you will be served with a “Notice to Complete.” This will include a final statement detailing any amounts required to complete the purchase.

The property is now finished and you are ready to start earning the income that you have been looking forward to. If the property is managed, then the management company will get in touch to introduce themselves and request information such as your bank details, in order to pay your rental income.
