Your Legal Representation

Why We Require an SRA-Regulated Solicitor

At Birchmore Ltd, we require that every purchaser is represented by a solicitor or law firm regulated by the Solicitors Regulation Authority (SRA).

This is a mandatory condition of proceeding with a transaction.

We do not allow purchases to complete without independent legal representation from an SRA-regulated firm acting on behalf of the buyer.

Why This Matters

Property transactions involve legally binding contracts, financial commitments and regulatory obligations. Ensuring that each purchaser is independently advised by a properly regulated legal professional protects:

  • The purchaser
  • The integrity of the transaction
  • The developer/operator
  • All parties within the conveyancing chain

An SRA-regulated solicitor is required to:

  • Act in the client’s best interests
  • Maintain professional indemnity insurance
  • Follow strict anti-money laundering regulations
  • Comply with the SRA Code of Conduct
  • Provide clear advice on legal risk

This provides an additional layer of protection and transparency within every transaction.

Independent Advice Is Essential

Birchmore Ltd is not a law firm and does not provide legal advice.

While we introduce investment opportunities and coordinate with developers and operators, we do not:

  • Provide conveyancing services
  • Advise on contract terms
  • Provide tax advice
  • Advise on suitability of investment
  • Act on behalf of purchasers in any legal capacity

Requiring an SRA-regulated solicitor ensures that each buyer receives independent advice tailored to their personal circumstances.

Regulatory and Compliance Protection

The UK property market operates within a regulated framework. Requiring SRA-regulated legal representation supports:

  • Proper contract review
  • Title verification
  • Planning and lease review
  • Stamp Duty Land Tax filing
  • Source of funds checks
  • Completion compliance

It also reduces the risk of misunderstandings or informal advice being relied upon.  This policy forms part of our broader commitment to responsible property introduction and professional standards.

Protecting All Parties

Property transactions are significant financial commitments. By ensuring that every purchaser is independently represented by a regulated solicitor, we:

  • Promote informed decision-making
  • Reduce transactional risk
  • Support transparency
  • Maintain professional standards

This policy applies to all purchasers without exception.

Our Commitment to Professional Standards

Birchmore Ltd works exclusively with professional developers, operators and legal firms. We believe structured transactions with regulated advisers protect both clients and long-term asset performance.

If you are considering a purchase through Birchmore Ltd and do not yet have a solicitor, we will request confirmation of your chosen SRA-regulated firm before reservation proceeds.
